Lighthouse is a 3 season tent? Not so sure about that.

I would say so, three season -- and hopefully not too rainy. The EPIC fabric is not rainproof but "highly rain resistant". Wouldn't want to face a wet snowfall inside it.

There is a reason that you're seeing lots of clearance BD Epic tents:
I haven't heard anything else since then, but I think they're on to something worth checking out further.

I have always liked Todd Bibler's designs.

I have a lighthouse and bring a modified trashcan liner with me as a tarp in case of heavy rains. You have to keep the material clean otherwise the tent will leak with moderate rain. I can't beat it for free standing, weight, and size.
